Letting Only?
Are you happy to manage the tenancy yourself? Maybe you just don't have the time to market the property, conduct the viewings, carry out the tenant referencing, create the paperwork, prepare an inventory and check the tenant in.
We offer a Tenant Finder Service which could be ideal for you. Read on to find out what's included in the Tenant Finder Service.
Property Assessment - We will meet with you (when it's convenient for you) and appraise the property that you are looking to rent. Then we'll give you a realistic monthly rental figure that we know you can achieve (not an unrealistic figure just to get you to sign on the line).
Marketing - We will market your property for let professionally, on our own and other websites, in the local papers and anywhere else we can. After all, your property isn't bringing in rent if its empty!!! In addition, we will actively pursue potential tenants by checking on other websites and in publications for tenants looking for a house or flat to rent.
Accompanied Viewings - We will conduct accompanied viewings at the property. This has a double purpose... The tenant can look at the property for rent to assess its suitability for their needs, but it also lets us have a look at the people that are looking to rent your property
Tenant Referencing - Just how reliable can those references be? Is that previous landlord not telling you something? Can the tenant really afford your property? We use a professional independent company who carry out a full Tenant Referencing service, including checks from previous landlords, employers references and credit checks. What's more, if you still want to have the final say, we are happy to arrange for you to meet with your potential tenant.
Inventory - Its not much fun writing down everything thats in the property for rent... Thats why we'll do it for you. We will prepare a full inventory checklist, detailing room by room everything that is included in the let, and also recording the general condition of the rooms. At the beginning of the tenancy, this document is presented to the tenant, and they will be asked to examine the document thoroughly, and sign off their agreement to the contents of the inventory. That way, there are no disagreements at the end of the tenancy.
Tenancy Agreements - We will ensure that all appropriate documentation is prepared and completed at the beginning of the Tenancy Agreement
Deposits - Although there is no recognised Tenant Deposit Protection Scheme in Scotland (yet!!), we are trying to be a step ahead. We can retain the Security Deposit in a dedicated Client Account, which gives your tenants some protection and peace of mind and ensures that there is an independent third party, in the event that there are any disagreements at the end of the tenancy.
Please note that this is not a mandatory arrangement, and we can transfer the deposit to you if you prefer
If you are happy to take it from there, then after we check the tenant in to the property and obtain the deposit and first months rent, We can forward everything to you and leave you to it (but we will always be at the end of the phone, if you need anything). Everything above is included in our Tenant Finder Service

Keeping it Legal - We will ensure that you have the appropriate paperwork in place to comply with regulations. We will monitor Gas Safety Inspections, EPC's and other documentation to ensure that your certification is up to date at all times.
Rent Collection - We will collect the monthly rent from the tenant and we constantly monitor payments to ensure that they are made on time every month. If there is a problem, we will take the appropriate action to resolve it as quickly as possible.
Regular Inspections - We carry out regular inspections of all our properties, with two purposes in mind. Firstly, we are making sure that the tenant is using your property in the appropriate manner. Secondly, we are checking to make sure that, as a landlord, you are complying with your obligations to provide a property that meets the required standards (you'd be surprised what tenants will fail to report!!!)
Ongoing Maintenance - If any problems do arise, we will arrange to get it fixed as quickly as possible. We have a strong network of tradesmen in the area, who can respond immediately to a problem and resolve it in a timely manner, with a minimum of incovenience to the tenant, and at a reasonable cost to you.
Ending the Tenancy - We will make sure that the correct documentation is served at the end of the tenancy, and check the tenant out of the property. We will also make sure that any remedial action is taken care of, and ensure that all utility accounts are up to date before returning the Security Deposit

The Tenant Finder Service is very competitively priced at £199.00
For the Full Property Management Service we will provide all the services included in the Tenant Finder Service at a reduced price of £125.00, plus a monthly Management Fee of 10% of the rental income.
