When you have identified the property you wish to rent, contact us by completing the form on the individual property page (quoting the Property Reference given on the page). We will liaise with the landlord to arrange a viewing (if required) and finalise the contract.
Minimum Standards
- All properties advertised by us must conform to our strict quality standards. the minimum specification for these properties is described below. Any additional facilities or changes to the minimum specifications will be clearly detailed on the individual property schedule, accessed from the property page.
- Properties with more than two bedrooms must have a minimum of two bathrooms/shower rooms
- The quotation for the number of people that a property will accommodate may be based on more than one person sharing a room
- Seated dining facilities are available for at least the number of people to be accommodated within the property.
- As a minimum, the property will be equipped with oven/hob, microwave, fridge/freezer, dishwasher and washing machine
- At least one working television will be provided
- As a minimum, properties will be equipped with Digital Freeview television. Additional facilities will be detailed on the individual property schedule, accessed from the property page.
Restrictions
- All properties are designated as NO SMOKING properties
- The properties DO NOT allow pets except by prior written agreement with the Landlord
Whats Included in the Let?
The rent includes the costs of electricity, gas or oil consumed during the let, Council Tax, and provision of telephone line for Broadband internet services. It does not include telephone calls. We recommend to Landlords that outgoing calls are barred for the duration of the let, as administrative overheads involved in negotiating recovery of the cost of calls are high.
How to Pay
If you are booking the property more than six weeks before the start of the let, you will be asked to pay a Reservation Fee (30% of the total rent) and a Security Deposit equivalent to 30% of the gross rental value. The balance of 70% is due no later than six weeks before the start of the let.
If you are booking the property less than six weeks before the start of the let, you will be asked to pay the full rental value of the property and a Security Deposit equivalent to 30% of the gross rental value.
The Security Deposit is held as security against any damage incurred during the let. The landlord must notify us of any problems arising from the let within 48 hours of the last date of occupancy. If no communication is recieved within this timescale, the Security Deposit will be refunded in full. No interest is payable on funds held as Security Deposit.
Cancellation
For cancellations by the Tenant prior to the payment of the oustanding balance of the rent (i.e. more than six weeks before the event), the Reservation Fee and the Security Deposit will be forfeited by the Tenant, and this sum, less our fee of 12.5% of the gross rental income, will be forwarded to the Landlord.
For cancellations made by the Tenant after the full rent has been received(i.e. less than six weeks before the event), the full rent will be forfeited by the Tenant, and this sum, less our fee of 12.5% of the gross rental income, will be forwarded to the Landlord. In this instance, only the Security Deposit will be returned to the Tenant.
The Landlord will be entitled to cancel the Letting Agreement only in the event of causes beyond their control, such as fire, storm, war or other similar causes, or in the event of the death or serious injury or incapacity of the Landlord or a member of the household.
