  • A minimum of two bathrooms are required for properties with more than two bedrooms.
  • The property must create a good first impression on arrival, and presentation must be of a high standard 
  • The property should be well maintained internally and externally, thoroughly clean, and freshly decorated throughout.
  • The property must comply with current legislation (Safety Certificates/ApplianceTesting, etc. - more details on following pages)
  • The kitchen should be well equipped, with an adequate supply of crockery, cutlery glassware, cooking utensils, etc.
  • Kitchen appliances must be well maintained and in good working order.
  • Seated dining facilities must be available for at least the number of people to be accommodated within the property.
  • Bedrooms must contain clean, comfortable beds with good quality duvets and two pillows per person.
  • Each bed must be fitted with mattress and pillow protectors.  All b eds must be made up with freshly laundered linen, and a complete change of linen must be available for each bed.
  • A full set of towels (bath and hand) must be available for each person staying in the property during the let.  There should also be a complete change of towels (bath and hand) for each person.
  • Each bedroom should be equipped with at least one wardrobe, providing sufficient hanging space (including coat hangers) for the number of people using the room.
  • Each bedroom should be equipped with a chest of drawers (minimum of 3 drawers), mirror, at least one bedside table and bedside lamp for each bed, and a bedroom chair.
  • As a minimum, Digital Freeview TV must be available.  Broadband internet access, satellite television (with subscription channels) and a recording device (DVD recorder or a hard disk recording device) are desirable but not essential.
  • Bathrooms must be of a high standard, heated and with a modern suite consisting of wash-hand basin, WC and bath as a minimum.  Stained baths and toilets cannot be accepted.  Soft furnishings should be of a suitable quality.
  • Reception rooms must be able to seat comfortably the maximum number of guests.  There should be at least one working television set in the property.
  • Gardens should be clean and tidy, and well maintained.
